Outlined below is our step-by-step process that ensures everything runs smoothly from initial telephone consultation to completion:

The purpose of this call is to ascertain whether we are able to help you immediately.However, if we are unable to do so we will advise and give you guidence to put you on the right track. This call also allows us to take the time to fully introduce ourselves and answer any questions you may have.

Next we will set a date in the diary for a full first appointment where we are able to discuss your case and exact requirements in more detail. When attending your appointment, you will be required to bring various documentation and this will be clearly explained during the call.

We enjoy meeting our clients face-to-face so we will invite you to our office, where we will carry out a ‘fact find’ and this basically means us getting to know more about you. We will discuss your current employment, income and credit history which is important for us to be aware of at this stage.

One of the first things we do with all our clients is a full cost of move exercise which confirms all costs including stamp duty (if you are purchasing a property), solicitor costs, lender fees, surveyor fee and all other costs you should be aware of, helping you to budget accordingly. We feel it is very important to know well in advance what the total costs could be so that there are no surprises further down the line.

During the meeting we will the time to explain the differences between all the different types of mortgages and options with both their advantages and disadvantages. Based on what best suites the individual we are assisting we will then search for the best available product at the time so that a real life example can then be viewed and presented in detail.

During this appointment we will need to see all necessary documents before we are able to progress onto the next stage of the application process.

Once we have your confirmation that you wish to proceed with the recommended product, a full application will be made. Each lender will have their own timescales and we will inform you of their processing times throughout the process.

We will oversee the entire process from consulting with the lender, the solicitor and you as well as any other companies involved in the process, such as estate agents.

This will be to confirm the mortgage agreed and finalise protection needs.

Once you have your mortgage offer, we must provide you with advice for mortgage protection products including life insurance, critical illness cover and income protection. This can be done either over the phone or we prefer to welcome you to our office.

We will do our best to ensure the entire process from application to offer goes as smoothly as possible and be available to discuss any questions you may have throughout any stage of your application.
